The Bronx was mostly developed from farms and estates into multiple unit housing by following the elevated subway lines (plus the Third Avenue Elevated) northward. As the tracks were extended north the apartment houses followed them. Evelyn Gonzalez's book "The Bronx" (which really could have been titled the South Bronx) presents an excellent history of this process.
